Yorba Linda Property Tax Rate (2026-27): What You’ll Actually Pay

Short answer: For the 2026-27 tax year, most Yorba Linda properties carry a total property tax rate of 1.08146% of assessed value, according to the Orange County Auditor-Controller's 2026-27 Tax Rate Book. That is the 1% general levy set by Proposition 13, plus about 0.08% for voter-approved school, college and water debt. A home assessed at $1,000,000 would owe about $10,815 in ad valorem tax before exemptions, fixed charges or any Mello-Roos special tax.

Rates vary by tax rate area (TRA). In the 2026-27 Tax Rate Book, 144 of the 162 tax rate areas in the City of Yorba Linda (numbered 25-xxx) show 1.08146%; most of the rest show 1.05993%. Addresses in unincorporated areas with a Yorba Linda mailing address use other TRAs. Your exact rate is printed on your bill.

What makes up the 1.08146% rate?

The 2026-27 rate for most Yorba Linda tax rate areas breaks down like this (OC Auditor-Controller, 2026-27 Tax Rate Book, for example TRA 25-001):

2026-27 property tax rate, TRA 25-001 (Yorba Linda)
Component2026-27 rate
Basic levy (county, city, schools and districts; Proposition 13)1.00000%
Placentia-Yorba Linda Unified School District bonds (2002 and 2008 elections)0.04712%
North Orange County Community College District bonds0.02584%
Metropolitan Water District0.00850%
Total1.08146%

For comparison, the 2025-26 rates showed 1.05989% for the same 144 Yorba Linda tax rate areas. Bond rates are reset every year, so the total moves even when the 1% base doesn't.

How is my assessed value set?

Under Proposition 13, your assessed value (the "base year value") is generally set to market value when you buy or newly build. After that it can rise by no more than 2% a year for inflation (California State Board of Equalization, Publication 29). A new buyer's assessed value is usually close to the purchase price. A long-time owner's is often far lower.

How much is property tax on a typical Yorba Linda home?

A worked example, rounded:

  • Redfin's median sale price for Yorba Linda, Jul–Sep 2026: $1,449,310 (see Yorba Linda housing market stats)
  • × 1.08146% = about $15,674 a year in ad valorem tax
  • Less the Homeowners' Exemption ($7,000 × 1.08146%): about $76
  • = about $15,598 a year, or roughly $1,300 a month, before any fixed charges or Mello-Roos

This is an illustration, not a quote. Your bill depends on your assessed value, your TRA, and any special assessments on the parcel.

Does Yorba Linda have Mello-Roos?

Some parcels do. The Placentia-Yorba Linda Unified School District's Community Facilities District (CFD) No. 1 is a Mello-Roos district created in 2002 to fund school facilities. Its fiscal year 2025-26 levy resolution (PYLUSD Res. 24-22, adopted May 6, 2025) lists:

  • 293 units in the district
  • A special tax of $1,603.60 to $2,613.28 per taxed parcel, depending on zone
  • A total levy of $562,021.36

These are the fiscal year 2025-26 figures. As of Nov 3, 2026 we could not find PYLUSD's 2026-27 levy resolution in its public board documents, so 2026-27 amounts on current bills may differ. The tax bill for the parcel shows the actual amount.

The special tax is collected on the regular secured property tax bill. Other parcels can carry other special assessments, so check the "fixed charges and special assessments" section of the bill for any address you're considering. Buying new construction? How do I find the exact tax for a specific address?

  1. Look up the parcel's current bill on the OC Treasurer-Tax Collector site. The bill shows the TRA, the rate and each special charge.
  2. Match the TRA in the Auditor-Controller's Tax Rate Book to see what makes up the rate.
  3. For a home you're buying, ask your agent or escrow officer for the current tax bill and for the Mello-Roos/special-tax disclosure.

When are Orange County property taxes due?

Per the OC Treasurer-Tax Collector:

  • November 1: 1st installment due. Delinquent after December 10 (10% penalty).
  • February 1: 2nd installment due. Delinquent after April 10 (10% penalty plus a $23 fee).
  • If a date falls on a weekend or holiday, the next business day applies.

What's a supplemental tax bill?

After you buy, the Assessor reassesses the property as of the change in ownership. If the new value is higher, the Treasurer-Tax Collector sends a supplemental tax bill for the difference, prorated for the rest of the fiscal year. This is separate from the regular annual bill, and many new owners don't expect it. New-owner bills are mailed throughout the year (OC Treasurer-Tax Collector).

How do I lower my property tax in Yorba Linda?

  • Homeowners' Exemption: if the home is your principal residence on January 1, you can exempt $7,000 of assessed value. File by February 15 for the full exemption. A partial exemption applies if you file February 16 – December 10 (OC Assessor).
  • Decline in value: if market value falls below your factored base year value, you can ask the Assessor for a review.
  • Other programs (for example, for seniors or disabled veterans) have their own rules. See the OC Assessor.
